Advertisement No 1/2023 for the sale of real estate by oral public bidding

1. Subject of sale:

Real estate registered in Property List no. 1062 for CM Petrovec-out-of-town CP 176/3 in a total area of ​​872 m2 described as:

  • CP 176, part 3, place called Biolarci, building number 1, purpose: buildings in other economies, entrance 1 floor 01, number 1 in an area of ​​190 m2,
  • CP 176, part 3, place called Biolarci, building number 1, intended for loggias, balconies and terraces, entrance 1, floor 01, number 2 in an area of ​​19 square meters,
  • CM Petrovec Out-of-town CP 176, part 3, place called Biolarci, building number 1, purpose: apartment in a family building, entrance 1, floor 01, number 2 in an area of ​​129 square meters,
  • CM Petrovec Out-of-town CP 176, part 3, place called Biolarci, building number 1, purpose: buildings in other economies, entrance 1, floor mezzanine, number 1 in an area of ​​82 m2
  • CM Petrovec Out-of-town CP 176, part 3, place called Biolarci, building number 1, purpose: buildings in other economies, entrance 1, floor ground floor, number 1 in an area of ​​441 m2
  • CM Petrovec Out-of-town CP 176, part 3, place called Biolarci, building number 1, purpose: buildings in other economies, entrance 1, floor ground floor, number 2 in an area of ​​11 square meters
The real estate is to be sold as a whole, it is not burdened with mortgages and easements, it is vacant and is in the possession of the Bank.
 


2. Starting price:
The real estate is to be sold with a starting price of MKD 11,095,276.00.

 

3. Right to participate in the oral public bidding:
All interested domestic and foreign natural and legal persons who can acquire property in the territory of the Republic of North Macedonia in accordance with the law and who meet the conditions according to this announcement for sale have the right to participate in the oral public bidding.

 
4. Deadline and method of submitting the application for participation in oral public bidding:
The deadline for submitting the application is 15 calendar days from the day following the publication of the advertisement for the sale of the real estate.

The application for participation in advertisement no. 1/2023 for the sale of real estate can be collected/downloaded from the Archives of the Development Bank of North Macedonia AD Skopje or from the DBNM website, www.mbdp.com.mk

The application together with the accompanying documentation for the fulfillment of the conditions for participation in the oral public bidding should be submitted no later than 15 calendar days from the day following the day of publication of the announcement.

 
5. Conditions for participation in the oral public bidding:
Proof of paid guarantee for participation in the public auction.
 

6. Guarantee for participation in the public bidding:
The guarantee for participation in the public auction is 10% of the initial price of the real estate.

The guarantee for participation in the oral public bidding is to be paid to account 100000000035062, depositor National Bank of the Republic of North Macedonia, marked "guarantee for participation in the oral public bidding" (the number of the advertisement must be stated)

To the submitters of untimely, incomplete and defective applications, and to the bidders who were not selected at the public auction, the guarantee will be returned within 15 days from the day of the oral public auction, except for the bidder who offered the highest price to whom the amount of the guarantee will be calculated in the total selling price.

The deadline for payment of the guarantee for participation in the public auction is no later than 3 days before the day of holding the oral public auction.


7. Time of starting and holding the oral public bidding:
The oral public bidding will be held on February 14, 2023, in the premises of the Development Bank of North Macedonia AD Skopje, at 26 "Dimitrie Cupovski" Str., 1000 Skopje starting at 11:00 am.

 
8. Oral public bidding:
Oral public bidding begins with the announcement of the initial sale price of the real estate.

Prior to oral public bidding, each bidder must submit proof of paid guarantee for oral public bidding, personal identification document, certificate of business ability for natural persons, and certified power of attorney for representatives of legal entities.

Bidding is to be done "in steps" with the value increasing with each step by 1% of the initial price of the real estate.

The bidder who offers the highest price will acquire the status of the most favorable bidder.

 
9. Obligation of the most favorable bidder for payment of funds:
The most favorable bidder is obliged to pay the funds within 30 days from the day of the oral public bidding.

If the most favorable bidder does not pay the funds within the specified period, it will be considered that the real estate has not been sold and the guarantee for participation in the public auction will not be returned to the most favorable bidder.

The most favorable bidder undertakes to pay the sales tax that will arise as a liability after the concluded contract for the purchase and sale of real estate.

The costs for the transfer of ownership, the notary procedure, registration of the real estate in the Real Estate Cadastre Agency, and any other costs are borne by the most favorable bidder.
